About Predico Properties

Predico Properties is a specialized real estate development firm with a focus on mixed use projects. We source projects in Southern California, Utah, and Idaho. We seek to reduce our risk by location, use, and capital structure. We at times, partner with other experienced developers to maximize our efforts. Predico seeks quality land development opportunities, commercial investments, and design/build partnerships which fit our model and return on investments.


Land Use Planning

At the core of Predico is effective and relevant land use planning. We believe many factores , including demographics and trends, influence demand to the extent that a developer has to "build things different". Our planning and design seeks to integrate projects with the community, create living and work environments that meets the demands of the changing market.

Residential

Our Team has extensive experience in single family and multifamily residential development and construction. We have built homes in Oregon, Utah, Nevada, and Southern California. Our goal is to provide affordable housing in premium locations. We also work to include a residential component as part of our mixed use focus. A home is the largest investment most will make, and we work to deliver on the core promise of value.

Commercial

To drive our residential development, we work to include commerical/retail elements and uses in our projects. Not only does this diversify our investment, but provides conveniences and services to the residents. Favorable underlying demand drivers including job formation, strong demographic trends, and consistent retail sales growth reinforce the outlook for commercial real estate investments. We also look for design/build partnership opportunities.

What are we working on now?

The Residences at Eagle Pointe

The Residences at Eagle Pointe will be located on the northeast corner of Highway 44 & State Street, Eagle Idaho. The project is north of Eagle Island State Park. The project is designed as an upscale property to target those customers that would prefer to rent rather than own in the Eagle area. The project will include a clubhouse, swimming pool, reception area, and workout room. Predico Properties has obtained approvals from Eagle City, Idaho (Boise market) for the development of 77 garden style multifamily residential units. The project has entered into a Development Agreement with Eagle City that outlines the requirements of the project. The project has also obtained Design Review approval from the City of Eagle. Willowbrook Flex Space

Predico Properties is working on a four building, flex space development in Ogden, Utah. The project is approximately 36,000 sq feet and will offer retail-flex-office-showroom space to the local Pleasant View market. willowbrook Learn More

Meeting the Market Demands

Eagle City is an affluent area is Boise, Idaho, that has long been an area for larger lots. The medium price for housing in the area is approaching $380,000, making it difficult to find affordable housing in Eagle. The Residences at Eagle Pointe will attempt to fill the gap in the housing market in Eagle and offer an affordable choice.

Predico team members bring many years of experience in real estate acquisition, development
and management. The Predico management team has over 100 years collective financial and real
estate experience. Each member of the Predico team provides a unique expertise to source
opportunities, implement relevent land use planning, work with local jurisdictions to obtain entitlements,
to secure capital, and go vertical with our projects.

Michael Wright

Founding Partner
Acquisitions and Entitlements
Mr. Wright is the Founder of Predico with over 25 years of land entitlement experience. Previous Mr. Wright was a Partner with Proterra, Inc., a Utah based land developer- the original developer of the Suncrest Master Planned Community, Draper, Utah. Mr. Wright holds a BA from the University of Utah, an MBA from Westminster College, Salt Lake City, Utah. Mr. Wright is a member of the Urban Land Institute ULI and the Manufactured Housing Institute MHI

Gary Malino

Managing Partner
Mr. Malino was the previous President and Chief Operating Officer of Realty Income (NYSE:O), and oversaw all of the activities of the company. In that position, he served as head of the real estate Investment Committee, responsible for the review and underwriting of all acquisitions. Mr Malino was with Realty Income for 30 years. He graduated from San Diego State University with a Bachelor's Degree in Business with an emphasis in Accounting.

Jerry Rice

Partner - Construction
Prior to joining Predico, Mr. Rice owned and operated Rice Development for 40 years. During that time, he constructed over 3000 homes throughout Oregon, Utah, Arizona, Nevada, and Southern California. Rice Development was nationally recognized as a leader in the home building industry with numerous industry awards. Better Homes and Garden's recongized his product as "Best affordable home in the USA". Mr. Rice served in the US Air Force and has received a BS from Southern Oregon University.

Thad Pracht

Partner - Finance
Mr. Pracht has been involved in the mortgage services industry since 1988. Previously he was with Bank of America. Mr. Pracht has been responsibile for the originated over 700MM in mortgage production, with a focus on new home construciton, assisting home builders in Southern California. Mr Pracht is a graduate of Oklahoma State, BA in Economics.

Wendy Rice

Sales and Marketing
Wendy has over 30 years experiences with real estate sales and sale management. Previously she work for Ryland Homes, San Diego Division, as Sales Manager. She also worked with Rice Development, in charge of sales, marketing, and customizing programs. She was responsible for the successful closings of more than 800 homes during that time. She holds real estate sales and brokers licenses in California, Washington, and Utah.

Asset Manager
Nicholas previously worked for Oliver McMillian Companies as a finance anaylsis. His talents include a comprehensive technology background, with a strong design influence.
